Bishan: Five-room apartment in Natura Loft set resale records of $1.538 million

A five-room apartment in Natura Loft was sold on May 5 for $1.538m ($1,190 per sq ft). The 1,292 sqft unit is located on the 30th level of Block 275A, Bishan Street 24, and was sold for $1.538 million ($1,190 psf) on May 5.

In a release to the press, the realty agency ERA Realty Network revealed that two of their agents were involved in this transaction.

Last month, the Design, Build, and Sell Scheme flat (DBSS), which is a multigenerational family with a young child and grandparents, was listed at $1.589m. The sellers of the five room flat, a family with a child and grandparents who were moving overseas, triggered the sale.

The balcony in the master bedroom reflects the unobstructed views of this corner unit. “Higher-floor units do not have this balcony, but instead feature bay windows. This makes this flat more desirable.”

The unit had been on the market less than a week before finding a buyer.

ERA reports that the couple, a 30-year-old couple upgrading from a HDB flat, was attracted by the convenient location of the Bishan flat. Natura Loft was attractive because of its proximity to Whitley Secondary School, Catholic High School, and Bishan MRT interchange connecting North-South Line and Circle Line.

Natura Loft is a collection of five residential blocks, each 40 stories high. There are 480 apartments in total. The 99-year leasehold DBSS project was completed in 2012. The sale of this five-room apartment marks the second time a resale at Natura Loft exceeded $1.5 million in absolute terms. According to HDB resale caveats on May 17, a 1,292 square foot unit sold for $1.5m ($1,160 per sqft). On Jan 23, a five-room apartment of similar size in the adjacent block, 273B Bishan St 24, sold for $1.458M ($1,129psf).
